House Sitting: Watching your property when you are away

Client Requirements: 

Ensuring the good running of a condominium of 9 apartments with garden and pool.  Owners are a consortium situated in Calgary Alberta, Canada


Our Services to the consortium:

  • Bilingual assistance and organisation in all administrative aspect of the owner’s property.
  • Regular security checks.
  • Managing the general building maintenance.
  • Garden and pool maintenance.
  • Managing the communal parts cleaning.
  • Liaising regularly with the board including taking part in the board meeting
  • Personal assistance when visiting.


Summary:

We are the eyes and ears of the owners living oversea during their absence, we make sure that the running of the property is stress free and secure.

Renovation: Preservation of a Historical Site

Olonzac - Historic Location

Client Requirements:

Roof replacement and stone pointing of a 13th century tower belonging to a couple from Los Angeles California


Our Services to the Client:

  • Organising the application for permit from the Heritage authority and the Town Hall
  • Organising a scaffold to be erected
  • Following up the roof replacement by subcontracted company
  • Cleaning the wall off the old crumbly mortar
  • Filling in the joins
  • Brushing
  • Building a seating area at the foot of the tower


Summary:

The beauty of the tower was restored artfully and respecting the artisanal style of it's 13th century origin.  Additionally, the tower is now impervious to the weather.

Site in Carcassonne

Client Requirements:

Complete metamorphosis of a 55m2 empty space into a Kitchen


Work performed:

  • Skimming of the ceiling in plaster 4/5m high 55m2
  • Skimming of walls in plaster
  • Bring out symmetry in corners
  • Complete renovation of 3 1950’s windows
  • Painting of the ceilings and walls in White matt emulsion


Outcome:

Creating living space from a blank canvas.  This kitchen / sitting area increased the usable living space by 55m2 and at the same time brought to life a space where the simple pleasure of sharing a meal can be realised.

  • Plasterboarding and thermic insulation of a teracota brick wall on a timber framed structure.
  • 1 scratch coat of lime render to be skimmed in plaster after.
  • A 1.3m x 0.90m opening made in Façade wall for window
  • Extending an existing opening in terracotta brick exterior wall
  • Pointing out stone walls in coloured lime morter
  • Skimmimg in plaster 3 walls


Outcome:

A space where artistry is inspired and art created was brought to life from an ancient barn

Painting this facade waterproofed and therefore protected the render. It highlighted this building at the center of the village and gave it visual structure. The neighbors leaving opposite were also delighted!

  • Removal of all electrics/plumbing.
  • Removal of wooden floor.
  • Completely new electric cabling.
  • Completely new plumbing.
  • Putting drywall into place on steel structure
  • Replacement of a fine glass window by glass brick.
  • Assuring air ventilation of the cavity drywalls.
  • Plaster skimming over all surfaces.


Outcome:

This new kitchen met all the client expectations who wanted to modernise his kitchen, utilise the space in the most efficient and practical manner. It also brightened this room and added value to the house.

Needs:

Creation of a free standing partition in a 45m2 bedroom and a bathroom space.

This is an idea that came through a conversation shared with Ted (the client) who wanted to break down the space of this big bedroom without dividing it into different rooms. This was a completely joined venture that we thought through around a lunchtime meal and completed together..


Features:

  • Laying out our operational spaces for bed partition and bathroom partition
  • Building of a steel structure for the bed head structure with 3 niches with electric feeds inside incorporated within the partition for lights and phone/media charging hubs.
  • Anchoring of the partition onto the back wardrobe with spotlights fitted into the 3 anchors. This spacenow accessible from both sides becomes a open (yet) hidden dresser
  • Pulling of the electric cables.
  • Plasterboarding. 
  • Plaster skimming of all surfaces.
  • Building the steel structure of the bathroom free standing partition walls into a polygon shape. The 2 parts are attached to the 2 walls, anchored in the floor and strengthened by transverse reinforcements to give it rigidity.
  • Pulling of electric cables and conduits for plumbing
  • Plasterboarding of the drywall with damp resistant plasterboard on the inside.
  • Plaster skimming on all surfaces
  • Painting of all walls in white matt acrylic paint

Painting a facade to highlight this lovely canal side converted canal service building.


Features:

  • Pressure hose to remove loose paint and dirt.
  • Stabilisation of the surfaces.
  • Painting of the background in straw colour.
  • Marking and paint of the window and door surrounds, under roof and base splash band.


Outcome:

It has assured protection and waterproofing of the facades and is an added feature and pleasure to the eyes of the tourist on the canal walkway and waterway.

NEW Project Management: Three Apartments Olonzac

SARL Arlo in Olonzac

Needs:

Employed as the director of the SARL Arlo for 2 promoters from Calgary, Canada, to undergo the creation of 3 duplexes. We had to assure the smooth running of this commercial project and keep communication in French/ English flowing between the promoters and all the actors of the project.


Features:

My role was very diverse and the tasks I had to cover multiple.

  • Ground preparation of the project
  • Inquiring for legal obligations to undergo this commercial venture.
  • Preparation with the architect (sending the project for tender, building permit, schedule)
  • Liaising with the different authorities (Town Hall, electricity board, heritage building protection board etc.)
  • Project follow up and reporting
  • Liaising between developers, authorities and different trades involved.
  • Keeping up to date with the administrative work in every aspect,  liaising with architect, accountant, insurers etc.


Outcome for client:

  • Access to advice regarding local, legal obligations.
  • A complete bilingual service.
  • Fluidity in the project.
  • Communication between the client and all other actors in the project.
  • A regular up to date on the progress of the project.
  • Peace of mind.
  • Proximity with the project i.e. Client kept in the loop at all time
